Whether you’re a seasoned investor or first time home seller, we’re here to help you accomplish your goals.

01. Consultation

The first step is getting to know your goals for your home sale and the timeline you’re hoping for. We will ask questions about the things you love about your home and neighborhood so we can share qualitative and quantitative info with future buyers. 

02. Home Preparation

Preparing your home to list means deep cleaning, decluttering, finishing up any outstanding projects and staging to show the space in its best light.

03. Marketing

We’ll provide professional photos, prepare marketing materials, and spread the word about your home via signage, email campaigns, industry groups and online advertising.

04. Showings

Potential buyers will schedule appointments to view your home with a real estate agent by their side. You’ll have the ability to approve the timing. We’ll ask for feedback from every agent.

05. Review Offers

You will see every offer that comes in. We’ll walk you through terms and conditions and negotiate on your behalf.

06. Inspections & Appraisal

Once an offer is accepted, the clock starts ticking on the buyer’s next steps: delivering earnest money, applying for the loan and scheduling inspections. We’ll let you know when they schedule an inspection and discuss the results. The buyer’s lender will order an appraisal as well.

07. Title Search

Behind the scenes, your title attorney will be working on your behalf, performing a title search to ensure there are no liens or problems that might prevent a title from being “clean,” keeping you from closing on the home. 

08. Closing Day

We’ll meet at your title company to sign paperwork for the sale, transfering the title and deed. Your title company will notify you of the exact amount of your existing mortgage payoff and profit on the home. Congratulations–you’ve sold your home! 

09. Beyond the Closing Table

Closing on your home is just the beginning. We're here to help you with anything you need, whether it's answering questions, helping you find your next home, or connecting you with contractors. We believe in building lasting relationships that go beyond just buying or selling a home.

  • Clutter is stress, especially when it comes to moving. Start by making rooms look bigger by packing away all accessory furniture.  Clear off kitchen and bathroom counters. Reduce pet paraphernalia (and odors). 

    Buyers need to be able to imagine their lives in your home, so pack away all personal items like family photos and clear photos from the fridge.

  • Repaint worn or chipped paint on the front door and porch. Re-mulch to define beds. Pull weeds and dead plants and plant flowers for color. Rake leaves, remove sticks, keep your yard mowed. Make sure all outdoor lights work.

  • In an ideal world, you'll finish up any outstanding home projects or paint jobs before we hit the market. Buyers want to see pristine spaces that don't require labor or cost on their end. We understand, though, that sometimes life gets in the way. If you've got a honey-do list that will transfer with the sale of the home, we need to talk about incentives or concessions to help buyers handle those projects.
